The owner is very rude. Do not book through a secondary site because there are additional charges, though after some arguing and hostility the owner removed the charges. The room was nice especially the bathrooms but the bed was horrible, probably the worst bed I've ever slept in, it literally felt like I was sleeping on a plank of plywood.
I had a room on the bottom floor and once someone moved in above me, they were very noisy. Not the hotels fault. Pet friendly, but $25 fee was a bit much for my 3 lb dog whom I carry everywhere. I'd like an ice machine on the property and there was none.
Don't know why people rate this property low...I saw a number of 1-star reviews...you get what you pay for! This isn't something that is super fancy, it is more of a motel/motor inn. My ratings are based on what you should expect if you stay here; for less than $100 on a Monday, it was a very good deal, and if you get everything you pay for, it's excellent. I knocked off one star on the service for reason below.
Positives: parking is right outside your room door, you can drive right up and unload/load the next day. Room was very clean and everything worked perfectly. Didn't post photos of the room because ours was the King w/Futon and it looked exactly like the photos on the Inn's website. In this day and age you're lucky to get a coffee maker alone in a room that costs 3x as much, here you get a coffee maker, microwave and a small refrigerator that has a freezer too. Bed was comfortable and sheets were clean, as were the towels. Shower worked just fine. Air conditioning also worked very well. Location is GREAT for going to Oceano dunes/Pismo for driving on the beach, it's literally a 5 minute or less trip to do that.
Negatives: Really don't have much negative to say at all. This place was perfectly adequate for a one or two night stay.
Other: as others have mentioned the property next door is run down, but we had no issues with that at all, no vagrants roaming around, nothing. Also as others have mentioned the male host could use a bit more customer service training. He's not rude but is very forward and all-business like which could be interpreted as discourteous.
Room was great very clean very nice. Staff on the other hand, not the best what I'm assuming is the owner followed my 3 year old and 6 year old didn't say anything to the adults just followed my children from my vehicle to the room. As well as when we were sitting in our vehicle they sat outside and watched us. Also charged us extra for the exact same amount of people we booked for. Definitely don't appreciate a grown man following around my kids!! Will never be staying here again.

Near the beautiful beaches. Very basic motel but room was clean and operator was very friendly. Good value for money.
My husband and I stayed at the American Inn in June 2023. We could see that the room had been updated. The shower was really nice. At every hotel we stay at, I always check it for cleanliness. I found our room to be lacking. On the base of the toilet, there was a good amount of urine and a hair. The cover sheet on the bed had a gray stain, a pillow with yellow and dark stains, and a dead bug in the shower. I went to the nearest store and bought cleaning products because at this point, I was not sure how thorough the room was cleaned. After this experience and the amount we payed, we will not be staying at this place again.
Rooms are ok, clean enough and a ok motel for one night. Especially for the price!
Decent location and not too far away from anything really.
A bit dodgy building next to the motel, looked like a really rough apartments with broken windows and some wood panels covering parts of windows etc. When we arrived there were three police cars with lights flashing outside the building.
Probably nothing to care about if you just wanna sleep there one night and we did not feel too unsafe or anything.
