We had gone to a few hotels to find a good price and this was the cheapest we could find at $110 a night during their off-season.
Rooms were quaint, the fan in the bathroom was insanely loud.
The tile on the floor of the shower was VERY slick. It was very easy to slip and could pose dangerous for elderly.
Jenny has the kindest disposition I’ve ever encountered. She excels at ensuring our needs are consistently met. The rooms are very affordable and beautifully refurbished.
Been a long time customer since 2003.

My daughter didn't feel safe and window locks were broken. Did not feel safe leaving our belongings in the room or our vehicle.
Has really lost its luster as an affordable place to rest your head..

Your tenants was very nosey ie: overly friendly. I barely got out of my vehicle and he was being overly nosey. Nothing to do with ethnicity.
I've been to 4 hotels in a 5 day period and not one interaction like this. People tend to mind their own business.
As I was cleaning my vehicle out. He was checking out what I put in the trash...Odd
Pretty sure the guy was on drugs of somekind.
Their dog almost bit me as well.
Top lock was broken on window and bottom would not engage.
With my daughter feeling as uneasy as she did. I had no choice but to go elsewhere.
I have stayed at the establishment 7-8 times in a 20 year period. Last being in 2020, with my other daughter. We had no issues.
My guess the fact it's went downhill. It has opened up to a weekly rental place for transients.
Cameras don't stop crime. My daughter was creeped out by the guy and said he was nosey prior to me saying anything.
I didn't even bother asking for a refund.

I love!! This place it’s right next to a beautiful Creek and the staff there is so friendly and very attentive on keeping the place nice and clean beds are wet cozy warm and comfortable
It's my favorite hotel. Amazing beds and good service. After driving 8 hours from Lawrence Kansas it's a great stopping point
I am local and I went without power or heat during the huge snow storm. As soon as a room opened up Jennie went above and beyond to get us a room asap. Fortunately my landlord fixed our power and heat so we ended up not needing the room I will always recommend the 6 & 40 motel to anyone looking for a room. Five star customer service.
We called up last minute to book a room at this place and the owners were very accommodating and helped us out. ||Most importantly the area is amazing. Idaho Springs is one of the prettiest towns I visited on my road trip around the USA. It has everything you need and it feels very homely. ||The time of year we visited probably was not the best, as it was -10 degrees Celsius and very icy but it didn't change how beautiful it was. Jenny was so very kind and went into our room an hour before we arrived to put the heating on so it was warm for us when we got there. The room itself definitely could have done with some work, especially the bathroom but it really did have everything we need. It had a TV, a fridge and a microwave and also came with free parking. ||Combining the beautiful area, the affordable room and the kind and accommodating owners, this place easily receives 4 stars. It would definitely be heading towards five stars if any renovations or works are planned for the future.
I was in Idaho Springs on business for two weeks, and I am so happy I found this little gem. It's true that if you're looking for a "destination" hotel, this isn't the place. But it was exactly as advertised; a budget friendly, clean, quiet retro hotel down the way from the bright lights of Idaho Springs. Jenny at the front desk could not have been more caring and helpful (I had to have a bunch of expensive equipment delivered to the front desk and she made 100% sure it got to me). I got a steal of weekly rate, but even so, I would still stay here again. ||FYI- I see that some of the other reviewers mentioned their rooms had a cigarette smoke smell. I didn't smell anything but clean, if nothing fancy, hotel room.
